If I were 35 to 45 wanting to sell my house and upgrade to a bigger one, I would do these 5 things:


A lot of my clients purchased their first homes in their early to mid 30s, as I did. And even though we may have thought that it could be our forever home, our incomes have increased and what we want has changed. We are now wanting our dream homes and we are all sitting on extensive equity that we can use to leverage for our real forever home.
So if you are like us, and you want to upgrade your current home to a bigger better dream home, here are the 5 things I am doing right now to get started:
- Evaluating My Finances: I am assessing my current financial situation, including the equity in my current home, savings for a down payment, and budget for the monthly mortgage payments on my new dream home.
- Evaluating My options: Can I afford holding two mortgages at once so I can move first? Can I leverage a heloc to start the buying process in the next home? Do I need all the equity from my first home before getting into the next home? Or will this be a cash purchase for me and I can turn my first home into an investment income generating asset?
- Researching the Market: I would start understanding the current real estate market conditions in my area, including trends in home prices, inventory levels, and days on market. This knowledge will help me make informed decisions when selling and buying.
- Prepping My Home for Sale: I am investing time and effort in preparing my home for sale by decluttering, depersonalizing, and completing any necessary repairs or updates. I may stage my my home to showcase its full potential to potential buyers, but definitely I will replace items that I know will sell my homes fastest when I am ready to do so.
- Hire a Knowledgeable Real Estate Agent: I would definitely Partner with a trusted real estate agent who has experience working with clients who need to sell and buy so the agent can properly guide me in my options. Of course, I am the real estate professional and having said that, I have helped others make this transition so I know what to expect. A skilled agent will guide you through the selling and buying process with expertise and professionalism. By following these tips and working with a knowledgeable real estate agent, you can successfully sell your current home and upgrade to the home of your dreams!
